Lumina Residences Bulacan – the promising site near the Metro

A study states that fifty percent of Filipinos want to own a house and lot property because of practicality and a sense of ownership. Also, there are many Filipinos who tend to go abroad to be able to reach this dream. However, despite efforts of the government to provide resilient houses to every Filipino, the Philippines still has 6.75M backlog units in the housing sector. And one factor of that is not just the volume of lacking supply of houses but also the preference of the Filipinos when it comes to buying their own homes.

Also, in an article of finder.com last December 2020, the top criteria for buying a house and lot in the country are the budget and the location of the house the family wants to live in. Filipinos would wish to a budget-friendly house and lot that is near to everywhere like schools, supermarkets, workplaces and is accessible to transportation. While it is ideally suitable to buy a home within Metro Manila, the price of real estate properties in the city is too high for an ordinary Filipino family to buy their own space. The good news is, the government and private sectors are making efforts to decongest Metro Manila and create more housing units in the nearby provinces. With this effort to help the problem in the capital and reduce the backlog of housing in the country, many real estate developer has succumbed in building projects near the cities where budget is reasonable and could be afforded by a middle-class or lower-middle-class family. Property investors continue to buy properties in the provinces without compromising the location, and transportation of the areas, especially for the commuters.

So here is the good news! Lumina Residences Bulacan is the perfect sample of this vision. It is one of the many projects of Lumina Homes created to help Filipino families in the country. It can be considered as the next primary location to buy a house and lot. But if you already have a primary home, this property investment surely fits the so-called 1% rule in real estate investment.

Lumina Residences Bulacan

Lumina Residences Bulacan is situated at the boundary of two beautiful towns in Bulacan- Calumpit, and Plaridel. This project is a 14-hectare property that is cushioned in Brgy. Bugion, Calumpit and Brgy. Rueda Plaridel, Bulacan. Many buyers have already bought their future homes in the project because of the price, proximity, and accessibility of the site. Lumina Residences Bulacan is offering 1,968 units with both socialized and economic packages fit for the lower class and middle-class market. And for the future home owner’s advantage, the promising site is only five to seven minutes away from the newly constructed VistaMall Malolos. It is expected to start turning over the houses two to three years upon reservation to the customers.

How to get there?

Amid pandemic, Lumina Residences Bulacan remains to be the most accessible project of Lumina in the province of Bulacan. To virtually visit the site, the marketing department of the project created a video on Youtube entitled Lumina Vlog-a- Palooza: Lumina Residences Bulacan to explore the development of the site and the urbanization of its surroundings despite pandemic. In this video, clients will have an idea of how to go to the site of Residences from Tabang Exit to the exact location of the project. It also highlighted the proximity of the site to the different commercial establishments in the City of Malolos.

Given the accessibility of the site, it will be seen in the video that Lumina Residences Bulacan is only fifteen to twenty minutes away from the Tabang Exit of North Luzon Express Way ( NLEX). Provincial buses coming and going to Metro Manila are commonly seen passing in the front of VistaMall already. It is because this gigantic commercial establishment is just along McArthur Hiway and is truly reachable and convenient to the future homeowners of Lumina Residences. Clients from Caloocan City and Quezon City can ride a bus going to Malolos, San Fernando, Apalit, and Guagua and stopped in front of the mall.

The City of Malolos continues to be a high-class and urbanized city; that is why different transportation and bus line companies continue to invest in bringing more modes of transportation to the city. Victory Liner, Baliwag Transit, UV Express, and Golden Bee are just some of the transportation groups that are endemic in Bulacan. Precious Grace Transport’s premium point-to-point buses from Trinoma going straight ahead to Robinsons Malolos are also available. Once the client is at the mall already, they only need to ride a jeep going to VistaMall Malolos.

Schools

As mentioned before, location is one of the top criteria of the Filipinos in buying a house, and gladly Lumina Residences Bulacan is near to public and private schools within the vicinity. Universities like Bulacan State University, La Consolacion University, Centro Escolar University, and STI College are just some of the choices for college students to choose from. Middle schools and K12 ready schools down to elementary schools are just minutes away from the project site. They are just one jeepney from the main entrance, VistaMall Malolos.

Commercial Establishments

Not only for being accessible, Lumina Residences Bulacan is also the perfect definition of convenience. Along the McArthur Hi-way are the different malls and shopping centers that future homeowners can enjoy. From Tabang Exit, these are the malls that can serve as landmarks if going to the Lumina Site: Robinsons Malolos, Graceland Mall, Bulacan Eco commercial Complex, Xentro Mall, WalterMart Malolos, South Supermarket, and our very own VistaMall Malolos that is only five to seven minutes away from the site.

Home Model Packages

This amazing project has three models to offer, the Aimee Rowhouse, Alea Loft Type House, and the Adriana Townhouse. All of these models are homeowners’ friendly because the customers can pick their own interior design and will not be limited to predesigned or subdivided walls beforehand. It is because all of the houses are bare once they are turnover to the customers.

House Specs

The Aimee rowhouse is fit for starting families with two to three members. It has a twenty-two square meters floor area on a regular cut of thirty-six square meters lot area. This studio–type house is provisioned for one-bedroom, has a skim coated wall, has one layer of bathroom floor tiles, and has a kitchen counter table with tiles at the service area of the house.

Next to it is the Alea Loft Type House. This Korean modern-looking house is famous for its chic yet affordable price. The ground floor has a twenty-two square meter ground floor area, and the loft is ten square meters making it a thirty-two square meter floor area house. It is common to have a regular thirty-six square meter lot area. Since this is a bare type house, the person can maximize the house for two bedrooms. According to the suggested floor plan, customers can have one room on the ground floor, and the next room would be in the loft. Unlike the other developer, the loft of Alea is cement and not steel or wood, making it sturdy and stable.

And the third model house is the Adriana Townhouse, which is the most popular package in Lumina Residences Bulacan. This townhouse has a total of forty-four square meter floor area, which is subdivided by the ground floor with twenty-four square meters and the second floor with twenty square meter floor area. One can put two bedrooms on the second floor of the house to maximize the interior.

Future Projects

According to the website of Build, Build Program, one of the government’s solutions to alleviate poverty in the country is through building infrastructures. It is believed that these constructions like bridges and railways will help Filipinos live a sustainable life in the future.

“Among the reforms that will drive this Agenda is the acceleration of infrastructure and the development of industries that will yield robust growth across the archipelago, create jobs and uplift the lives of Filipinos.

As the government envisioned to construct new projects for the country because of the Build, Build Program, transportation from Metro Manila to the nearby provinces is one of their priorities.”

One product of this vision is the total efforts to finally build the Philippine National Railways Clark Phase 1 Project / North-South Commuter Railway Project. It was first aimed to be built last 1993 and had a total of four attempts since then; however, the construction did not deliver. In an interview with the Manila Standard, Transportation Secretary Arthur Tugade said that the construction of the railway is under 45.82% and is expected to be completed by the second quarter of 2024.

This phenomenal infra will connect Tutuban, Manila, and Malolos, Bulacan, reducing travel time for the commuters. This 38 km railway is expected to cut down the commute of the passengers from one hour and thirty minutes to thirty-five minutes only.

“There were talks about ground-breaking, but there was no construction. Now, construction is ongoing, and the trains are coming,” Tugade said to the Manila Standard.

In totality, the train will have ten stations traversing Manila, Caloocan, Valenzuela and the municipalities and cities of Meycuayan, Marilao, Balagtas, Bocaue, Guiguinto and the City of Malolos in Bulacan. Once completed, the railway can load up to 300 000 passengers going and coming from Bulacan to Metro Manila. This will be a big help to all students, employees, and professionals trimming down the commute time and also the expense of hopping of vehicles to one mode of transportation only.

The good thing about this is, since Lumina Residences Bulacan’s entrance is in Malolos, it will benefit its future residents, especially those working in Metro Manila. Imagine living in a hassle-free site with all the benefits of transportation, affordability, and convenience.

How to reserve?

With all the advantages that were given about the site, there is only one question left unanswered. How to reserve in Lumina Residences Bulacan? It is still pandemic, and traveling from place to place could be unsafe for most people. The good thing about this is, even before the Covid outbreak begun, Lumina Homes has already envisioned digitalizing the reservation of houses and lots in Lumina. Online platforms have been created for both the clients and sellers to still continue reserving despite afar and without physical contact.

First is the Lumina Homes Online Portal; on this website, the clients can choose in what area, price range, and house model would they want to reserve. Given all the virtual trippings for the different projects of Lumina from the site to each of the model houses, going to the project is still possible even online. Online payments with different payment facilities have been partnered as well for safe and secure reservations. As of today, these are the accredited billing partners of Lumina Homes: Gcash, Asia United Bank (AUB), Union Bank (UB), Security Bank, Philippine National Bank (PNB), All bank Thrift Bank, LBC, and others.

The second way of the reservation is going to Lazada and Shopee, and Lumina Homes is the first real estate developer to partner up with these digital platforms for a diversified way of reservation. Lastly is going to the official website of Lumina Homes and the official Facebook Page of Lumina Homes. Clients are assured that their reservations are all legit and credible, even online.

Truly, there are no hinders in buying a house and lot even when the times are changing. Lumina Homes and Lumina Residences Bulacan are available for reservation 24/7 online. Be one of the homeowners and take advantage greatly of living near Metro Manila, urbanized area, affordable price, and convenient location. Go online! Go to Lumina Residences Bulacan.
